The Challenge

Sanderson Building Services engaged Lotus Cladding to refurbish a heavily deteriorated end unit at Derwent Way, Wath. The structure was unoccupied during the works, but the wider site remained operational, which introduced logistical and health & safety considerations.

The building’s original asbestos cement cladding was no longer compliant with modern safety or insurance standards. Visually, it had become severely degraded, contributing to poor insulation, increased maintenance concerns, and limited usability. Full removal and replacement of the external envelope – including the walls and roofing – was essential to revitalise the space for commercial reoccupation.

Our Solution

Lotus Cladding delivered a comprehensive strip and re-clad solution. The project involved:

  • Careful removal and safe disposal of asbestos materials, following strict HSE guidance. All asbestos was dampened and isolated before removal to prevent contamination.

  • Installation of a high-performance built-up cladding system, including:

    • Internal liner sheets to enhance internal durability

    • Modern insulation exceeding current industry requirements, providing long-term thermal performance and energy efficiency

    • External profiled sheeting for a clean, contemporary finish

Despite the added complexity of a live working environment nearby and a restricted project calendar due to bank holidays (including Easter and Spring Bank), Lotus Cladding maintained progress through careful scheduling and coordination. The team operated within compressed four-day weeks, often condensing five days’ work into four, without compromising quality or safety.

Health & Safety Focus

With adjacent units still in use, strict health & safety protocols were enforced throughout. All operatives adhered to HSE guidelines, including the use of full PPE and safety nets. Additional precautions ensured the safety of any nearby personnel, safeguarding both the workforce and the client’s employees.

The Result

The refurbished unit now boasts a modern, compliant, and energy-efficient exterior. The new cladding has significantly improved the building’s appearance and future usability. With enhanced insulation and structural integrity, the space is better prepared for commercial occupation or use.

Although it’s too early for full long-term metrics, the client anticipates measurable cost savings on maintenance and energy consumption.
